This 12X16' is on 100'X550' lot on lake Huron MI. High on a steep bluff about 45' above the water. 78 mils from drive way to driveway. Floor is insulated with 2" of foam, all is caulked and mouse and bug proofed. Antenna for HD PBS TV, hot water, shower, through the wall AC 10500 BTU etc. Yes could live there. Two electric 5' 120V baseboard heaters, smoke detectors. Built high so can move the place easy with a construction trailer. Ends of the skirting open for extra storage. And this portable cottage allowed me to build close to the Bluff. We enjoy watching the freighters go by from all over the world, there's a neat APP that tells you about the ship and has lot on details on length and beam with a photo too. still have a little to do on this place, bought a 950'SQ handyman special that's taking up my time. Thanks everyone for sharing the photos I like them all thought I would share some too. Got a 12'X12" in Lexington Mi. I built 30 years ago too..... Guess you know where my heads at! Yes the project is on a walkout basement. Has a fireplace too with 8' ceiling.

beautiful area, I've spent lots of hours salmon fishing in front of your place. I live in Ontario, directly across from St Clair, MI. Spend lots of time out on southern lake huron. Great looking place, I'll wave when I'm fishing this spring.

In the Basement I put in a interior drain, "Henry French" drain out to the bluff. then put down plastic sheet 10 mil. and the 2" 25 PSI foam, PEX closed loop 2 runs, 280' each. In floor heat 7K boiler. Plastic on the exterior walls down to this plastic dimple sheet into the drain under the cement. Just placed the concrete floor 2 weeks ago, I have not seen it yet, out of town, a friend did that job for me. Before the pour we put in all the drains and a line for a urinal, this will have a flush up toilet,shower, laundry, wine cellar, bedroom with egress window. so is a 950 sq. foot cottage to big for this web site? There is NO drywall in these two cottages , pine in the smaller one we call the guest house and T1 11 4" O.C. and 4 ply 1/2" in the other. What a mess

Yep, lucky I have a basement to work with. The 1000' sq. foot basement at home, a condo is full! Do need to down size on stuff. Will need a garage and that may never happen, running out of money. Putting in a seasonal Dock this spring so just stop in.
