Hi my name is Edward 58 yr old male looking to bug property and its around Nipigon area . I am asking for any advise or ideas and what to watch for if you dont mi d sharing and helping me out. I am only interested in no irganized townships for i can build my own place ans live as clean as possible ty for your time and hope to make some new frendships on this venture ..

- be sure to carefully research the title to the property to be sure the person you are paying has clear title
- investigate all easements on the property, and easements off the property for your access
- find out if the soil percs well for a septic. If not, reconsider
- find out how deep other wells are in the area and if they produce water with problems such as arsenic etc.
- if it is near the electrical grid find out what it would cost to connect
- find out exactly what planning and building rules apply.

- is the property in an area with nosy neighbors who will call the building department if you build a shed?

-do you have mineral rights to the parcel, if not, what rights does that give to the people that do?

-what limitations are there on logging and clearing land to build on?

- are you in a fire area and how much work is it going to take to make the parcel safe?

Is the parcel accessible only by a road next to a creek with a lot of beavers who will cause the creek to screw up the road? I guess that one is a little far flung but dealing with problem beavers for whatever reason causes people a lot of headaches.
