new to this website and i have been reading that the most beneficial area to build off grid homes are in unorganized townships. i am curious if anyone could list some of these townships for me or direct me to a website/forum that could help me find these townships.

I know I'm late to this, but I was looking at unorganized townships in Ontario as well.
The only one(s) I could find that weren't a 5 hour drive from the GTA were two little spots in Parry Sound district. If you've got the time, you can wait until a property comes up in that area. But they are tiny.
Personally I find it pointless to buy something that's more than a 4 hour drive away from where you live. I would never go there. In the end I bought a property about 2.5 hours from home.

mine is 7 hours. Its a long drive, but I live in the Sarnia, Ontario area and love the northern Ontario area. Drive sucks, especially the GTA area, but its heaven once I'm there. Once I retire, the drive won't really matter so much and that is the longterm goal.

Hey fish hog I'm in the London area. Ours is a a good 4.5 hours away in eastern Ontario. I love the drive except gta but I takethe 407 and then back roads to highway 7. Great scenery and a nice pace. It will be nice when the 407 extension is done for me, should save a good chunk of time. Sure a little closer would be nice but it's well worth the drive. I'm also lucky enough that my schedule allows me lots of extended weekends so when I do go it's usually a minimum of three days.
I'm not sure if dreaded lifestyle has checked out the eastern part of the province.

My place is close to Bon Echo Provincial Park so I am about 3 hours from Toronto. It is not populated at all.

Bon Echo is just an hour or so south of me... Hey Neighbour ! Just keep following 41 and avoid the deer & moose... If you see the wood Bison wandering in the fields, you went too far.

Anyone looking for a place (region) that is reasonably good for pricing, build flexibility and low density population, look North past Renfrew and starting at Bon Echo park. Golden Lake is also a nice area to look into.
I drove to Toronto not long ago... took me 6 hours with a couple of stops along the way.... Luckily I rarely go down there.
EDIT: Couple of "quiet areas" worth looking at if you want something "peaceful"... Dacre, Balaclava (4 corners with a couple of houses). I've just spent a couple of days furtling around these areas hunting for things... Anyways found a few places up for sale Private Sales and some listed with agents... curiosity got the best of me and was surprised at the decent pricing.
These are perfect for building "Hunt Camps" <--- pay special attention to this term, took me a while to fully understand the meaning (think flexibility) of it.

Hello neighbour! We love that entire area. With it being the "land o' Lakes" there are a ton of small lakes within a very short drive for fishing etc. We have made that trip north up 41 a bunch of times and enjoy it! For me, I'm on the 407 in about 2 hours and 20 minutes so another 45 to Toronto on my way home.

@Leonk: I'm often furtling around back roads and really off beaten tracks and am constantly surprised at the things I come across. There's a nameless road not far from here, it's quite long and meandering, no phone poles anywhere... Yet every bit here & there is a driveway... Every place on that road is OFF GRID, 1/2 are used year round. I've chatted with a few folks there and they're all pretty cool ~ BUT ~ I'll put this as simply as I can, no one ever wants to trespass on ANY of those properties.
My suggestion is pick a zone your interested in... Use Realtor.CA and check out what's hot. Then go drive around for a day or two looking at the area in question... There are lot's of "For Sale by Owner" as well as listed properties.
@ Skoota... We'll have to connect up at the Burger Joint in Kaladar one day.
Love it here... so comforting and relaxing !
Spent the day working on the cabin today and being supervised/admired AND directed by my many Chipmunks. They are quite a comical gang.
One black squirrel (a new character at my place) brought me an apple, came right up in front of me, looked at me, dropped it and sauntered away casually ! I WAS JUST IN AWE ! He didn't even bite into it !
By end of day, a Doe and her Fawn came up to say hello, another foot and I could have petted the fawn... all in time.
I could hear the Bull Moose making noises and a couple of distant growls from I-DUNNO, DUNNO IF I DO WANNA KNOW.
Dang it, I guess I'm gonna have get something that goes "bang" but I did have a youngish black bear visit me last fall so maybe not so youngish anymore and if there's cubs... Well a Bang Bang is likely not a bad idea I suppose.

Hi Skoota and Steve_S I too am in that general region and you're right. People in general are cool...but trespassing is not a good idea. My cabin had a whole bunch of bullet holes in it from a dispute many years ago before I acquired it. But the area is super nice and still somewhat affordable. People will go out of their way to help you out too.

Sorry,Another hijack post. Seems I`m a little north of you folks. Just got home from a week of piece and quiet. We are about 6 hrs with a few stops. Worth every minute once we get there. Home for now is just east of Sarnia.

I too would have loved to find a location in an unorganized township but since I wanted a few acres and it needed to be somewhat close to Toronto (because I needed to drive there and back every weekend while I build something there) I realized that most of the unorganized locations were way too far north. It seems that no matter where you go there are always going to be some faceless bureaucrats trying to dictate to you every little aspect about your life and the use of your own property. Thus the desire for an unorganized area where you can be left alone. But everything is a tradeoff.
For well over a year every weekend I was driving all over southern and eastern Ontario checking out several properties every weekend (that I had discovered through realtor.ca) but finally ended up getting five acres north of Bon Echo, just south of Denbigh. It takes me about 3.25 hours from TO, depending on which way I go. (Highway 7 is a nicer drive but it's quicker to do the 401, then head north at Belleville). Although I'm not on a lake (not at those prices!) but I'm surrounded by oodles of them. It is not as remote as I had hoped but once again, everything is a tradeoff. I'm at the point of seeing how much I will have to deal with the local government (if at all) as I attempt to build a small occasional use off-grid cabin while trying to keep off the radar of the local government busybodies. That's the kind of information I'm hoping to glean from this site from those of you who are most likely more knowledgeable in these matters than I when it comes to dealing with the local "authorities".
That said, it's real good to see several other people here who are also near Bon Echo. Before I bought my place I had never heard of it before but damn, it's beautiful out there and the area is somewhat off the city slicker/weekend tourist beaten path.

@ Sparky, the Magic Words before talking to inspector and the like is "Hunt Camp", might be tougher if you have Hydro etc going onto the property I'd think... much easier for them to accept if no utilities are going onto the land.

Google brought me to this thread, and I think I see what I need to know, but want to be clear: There IS NO UNORGANIZED LAND anywhere near Toronto, it is exclusively in Northern Ontario, right? As indicated by https://en.wikipedia.org/wiki/Unorganized_area_%28Canada%29#Ontario shared in this thread.
I pray this is wrong. It seems so unfair that I cannot buy a piece of property to build what I want (without the red tape), unless I am willing to drive half a day or more to get there?
What is the closest unorganized land to Toronto that you know of?

There are some , south of North Bay. south of lake Nipissing. They have a local roads board, and pay school tax. Old 243

(When I look on a map I see "Restoule", "Lunge Lodge Dokis" and other names? Or perhaps the area has no name?)

Our cabin is in a unorganized twp in Ontario. You don't need building permits but you do need to submit a plan and drawing to change the bylaws. You also cannot build a shed until you build the main structure.
Thinking you can get away with building anything these days without permits or changes to the bylaws is foolish with the constant updates on Google Earth and elsewhere.

I been looking in the area around Burks Falls trying to find the organized townships. Just want to build my off grid cabin in the woods. 10 acres would be fine for me. Just need a place to get away from the world.

It took me a while to find my place as well but you are correct - it is trade offs and compromises in the end.

Lucky you being right by the only LCBO outlet for miles and miles. I tend to drop in there (and the little store next door) whenever I'm up working on my place, which is most weekends during the warm weather. I'm the guy who always has a small parrot on his shoulder when I drop by so I'm pretty sure they know me around there.
