Hey everyone!
My wife and I purchased 17 acres a year ago for the purpose of getting away, letting our son be a boy and exploring, and to build a small cabin. We love the property but it hasn't worked the way we wanted it to. We don't have the time nor money to do all the work necessary to build a cabin there.
It's a great, very secluded property that borders the Gasconade river in south central Missouri. Lots of building options, the majority of the property is flat. The property is the site of an old indian camp. Lots of arrowheads can be found! There are also lots of dogwood trees, very beautiful in the spring. Another great thing is that it's really secluded, on a dead end little road but still only 12 minutes from I-44 interstate.
The property is triangle shaped and the long side of the triangle is riverfront!
The property sits high, out of the flood plain with a small section that is river bottom and would make a great picnic area is cleaned up.
There is not currently direct river access where you can drive down to the river but there is deeded access thru the neighboring property.

Beautiful piece of property. Why not just hang on to the property. No one has set a dead line for development and a $200 tent from Cabalas would serve for a great temporary shelter to let that son fish in the river. This stuff does not come along very often and its not going down in price, looks like a great investment and one day you will determine that taking you son, you wife and yourself to this family spot in the world is "the most important use of family time". We all make time and money for the priorities in life. You had them correct when you bought the place, just step back and get readjusted again.

Your property is beautiful. I'm sorry.you have to sell it. I couldn't give it up.

wow, thank you for the comments. Sometimes it's hard to justify the payment when we're not able to be there.
You make great points though, Littlecooner. We bought a tent and have camped there twice. My poor son, every time we go camping it ends up being 100 degrees lol. Good thing the river is right there!
We thought about just selling half of it, we don't use the southern half anyway. The southern half would probably be more attractive to most people but we really like the little spot in the photo above. It's at the very northern point of the property and a cool little camping spot.

I fully understand that But if you can it WILL be worth more in the future. Land is the BEST investment IMO

Wonderful place, our place isn't too far from there. Its near the upper Jacks Fork river. Its hard to give up on a place like that but $$$ is what pays the bills.
Keeping it and selling later as an investment, selling part and keeping part are all good things to look into. Land has really went up since we bought our spot. If the payments are just too much, selling off a couple 5 acre chunks would ease the issue. Maybe make some extra $$ by leasing it for deer hunting, etc.

I agree, I think selling part of the property is the best solution. We would still have plenty of property but not the financial burden.
