Does anyone have any creative advertising methods besides the MLS and newspaper classified ads? I know there's a buyer out there for my property somewhere I'm just having trouble finding them. Any advice on where and how people have bought and/or sold their cabins would be much appreciated.

What about a casual letter to local real estate firms mentioning your "for sale by owner" cabin?

I don't know where you are, or what the rules about raffles are there, but you might consider raffling it off. Figure out what you need to net and how many tickets you'll reasonably sell, and price them accordingly. Start a website and offer them worldwide. You just never know how many people will pay $100 for the chance at a cabin wherever you are.

If you have a favorite charity or church, run the raffle through them and they get to keep any profit left after they pay you for the cabin.

Recreational properties are harder to sell than primary homes over the past few years. Unless they are low priced and great deals for the buyer. A friend is a realtor in the area where our cabin is. Values have fallen up there and he says there still aren't all that many serious buyers.

I've heard of people doing ebay auctions but don't know how their luck has run. You could look into that; an auction wouldn't run afoul of any raffle laws I think.

If the cabin is a small cabin, maybe a online forum like this, or at the tiny life dot com might help sell. Mtddon is correct about vacation homes are hard to sell, yet, this is the time folks start thinking about vacations. Oh, what about renting the cabin out? Is it in a place where you get some rental income?
