I own a very unique 4 acre property in western New Hampshire with a beautiful cabin, drilled well and electricity. The cabin itself does not have plumbing hooked up but the property has potential for this or for a proper house to be built. In general to find someone who will pay what a small cabin like yours is worth.....is like finding a needle in a haystack, but I think perhaps you know that. You have a very beautiful place, I hope the right person finds it. It's almost turn-key.
I think almost everyone on this forum may the right kind of person, but you need one who's ready to buy in NH. And that's a very small percentage. And the rest just wanna see your place!!
Of course you can try craigslist but be careful to pre-qualify the respondents, don't tell them where it is until they are fully qualified as a genuine buyer.

First, a question... when you say "it is going to take a special kind of buyer", why is that? Is a special buyer simply someone who is interested in cabins, or is there something unique about your particular cabin that would require someone even more "special" than the average cabin buyer?
I don't have a perfect answer to your question, but a different way to ask this may be to ask the participants on this forum how they aquired their properties. Aside from those who inherited properties, all of us used some tool or process to find our land/cabins. Im my case, my land was listed with a realestate agent, and I just happened to see it listed on their website while just browsing around looking for land.
If you're looking to sell it yourself, I would suggest you put up a temporary website with a description of the property, cabin and amenities, a *general* reference to the location and maybe local attractions, and a good selection of decent pictures. With that ready, are there any larger cities within a couple hours of your place? If there are, consider placing a short add in the real estate section of the weekend edition and make sure you reference your website for complete details.

That is very good advice, thank you very much. I guess use the word "special" in the sense that it would take a special real estate buyer to appreciate my property, but perhaps a normal cabin buyer would recognize it's charm right away.

I just looked again at the links you included. The blogspot site is decent start but, how much are you asking for this place? I don't see that listed anyplace, and most people would like to know that before they put much effort into responding.
Also, what are the hunting/fishing or other sporting opportunities like? With only 4 acres hunting on the property is limited, and without a stream nearby fishing may be also. But if there is public hunting land, or good fishing lake or stream close, you open the market to a potential buyer that may not be as concerned about fit-and-finish. Maximize the possibilities for those activities, if they exist.
Oh... and how about skiing? Any good ski resorts close? That opens another market if there is.

The secret with selling anything is to make as many people as possible aware of the buying opportunity. Advertise as widely as possible. Craig's List is a natural starting point. Anything can be sold if it is priced low enough; so price it realistically. Remember, you can always go down.
I just sold an unfinished project sailboat here in Kansas to a guy from Alaska via a Craig's List listing; so I know it can be done. I did take a beating, though.

My thoughts exactly. Plenty of people looking for land and a cabin. This may be a slow selling time, but I dont think it will be as hard as you think.
