Hi - 10 years ago I bought a 1925 lakefront cottage north of Montreal. The house is 25' from the water with a flat front lawn to the water (100' water front including a 15' beach). There are rocks and an old stone wall lining the waterfront. It is fantastic to sit by the lake on the lawn. I just got a letter from our local municipality to say that I am out of compliance with the Quebec Riparian Barrier rules, that I have to plant trees and bushes to cover my entire lawn, and I am only allowed a 10M space to get to the lake.
Does anyone know (1) a Quebec legal or real estate expert who knows riparian barrier rules that I could consult with or (2) any insights or experiences relating to negotiating with these Riparian Barrier rules?
Highly frustrated given this waterfront has been the same for decades and our section of lake always gets excellent water scores... there is no harm and no damage. Feels like an environmental overreach and an overzealous municipal inspector.
