I'm planning to purchase a vacant land about 20 acres. There is a part of the property that Trans Canada Pipeline runs through on about 4 acres of land. Do you think it will cause a problem later? I'm hesitant to purchase. I know I cannot dig or build on the said area. I'm not sure if there would be a problem Thanks

We have 4 pipelines splitting our property. Yes it can be a problem. If you let it be. If you are not afraid to go toe to toe with the powers that be. It is liveable. If you don't stay on top of what they are doing. They will walk all over you. Trans Can is the worst.

As compared with a similar piece of land with No pipeline? Of course.
Are there any advantages to having a pipeline cross ones property?

It may not be a problem where you are. It has been a problem where I am. I don't do verbal agreements. If you search my posts when you tap under my name. I believe you can find a post titled new bridge. That will show you what the end result can be with a written contract. I will post a couple of pics from last December, of what can happen if you do not document everything they do to your property, even if it is on their "perpetual easement". They will be paying for damages before they are allowed back on the property. This is marathons f up. Not trans can. Cattle gate removed and tossed aside

Diya, I and some others had to deal with Trans-Canada.. do yourself a favour DON'T ! You will not want to deal with their Horseshit seriously, they love to fool with new owners too... not to mention they ARE bullies. you have been warned, be smart, avoid the hassle.

Yes, that can be a positive thing. Still a few negatives. Sorta like the power company easement we have. Those guys have to use the easement to access the easement. That was in the agreement first made when the first power lines were run into this area in the 40's. But the easement passes through a fence line at both ends and some of the workers don't give a hoot about closing gates, even though there are signs requesting that. They also get upset about locks on gates. I guess I can't blame them for that. They are not as good as they should be at keeping the easement free of trees as a tree did fall on a power line and caused a fire years ago.
The big benefit way back when, was that the ranch got power. Now that we are 100% solar I would not mind rescinding the easement. That is not going to happen though.

They can run crude oil, Gasoline, diesel, etc. Really anything they want. They can run multiple products at the same time. Separated by "pigs".

Pipeline companies sometimes have to dig up or replace their pipes, especially if the pipes are older. Not only will they use their regular easement to do this, but they will need extra construction room and may also take a temporary construction easement next to their regular easement. They will clear everything off the temporary easement and leave you with a blank space. This doesn't happen often but when it does, it will be a gigantic PITA. Also, you should understand that the operating pressure in that natural gas pipeline may be 800-1000 psi or more. TransCanada was started in the 1950's which means some of their pipes may be 70 years old. High pressure natural gas in an old pipe near their cabin is a situation that some people would not be comfortable with. I'm one of "some people", although some other people have no worries (they just don't think about it).

I would say that if you buy the property with the understanding of your buying 16ac around a nearly absent neighbor who let's you use there land and the price reflects the price for 16ac what's really the difference?

I would get your hands on the easement and any associated documents the pipeline company has. I know when we develop property along a gasline they have certain rules for crossing the pipeline with construction equipment, setbacks beyond the easement for buildings, and a bunch of other rules i'm not mentioning.....
Having said that, once they are done with construction you typically don't see them around much....but there is always the chance they will install a second gasline along it, rip it up to do maintenance, or any other number of things that may bother you in the future.....

Thanks all I took your advice and I did not buy this property. I ended up buying another property with no flaws. I'm so happy I changed my mind.🙃🙃🙃🌿ðŸƒðŸŒ±
