Hello everybody, I hope the summer finds you well. So I'm considering building a 12x16 or 10x20 to stay under the permit guidelines and was wondering if someone could give me an idea of shell cost.
I've got a list together and searched out prices but the amount seemed lower than I thought it should be(1640 for the shell)
I'm hoping someone more experienced can give me some "ballpark" figures for a 12x16 or 10x20 shell?

Prices can vary a lot depending on your location and what you want to build. What type of foundation? Floor joist thickness? 2x4 or 2x6 walls? Trusses or stick roof? Shingles or metal roof? Osb or plywood exterior? How many windows and doors and sizes? Your best bet is to answer all these questions and go to a local lumber/building supply store and they can give you an accurate price.

2x8 floor joists 2x4 x 10 ft walls, stick roof with metal roofing osb is fine and sonotube foundation or possibly precast deck blocks. Doors and windows can be had for free or real cheap on local classified ads.
I'm not looking for an exact price just a ballpark figure for the shell.
Just trying to figure out how much money I need to save.

That does look very low on the price. Did you add in concrete, roofing, sheething, flashing, sub floor and screws/nails?
That small of size i would be looking into getting something dropped off. Where are you located?

Im rebuilding a 4 season porch on my house at the moment. Its 10x23. Im 3500 into it and didnt start the interior. Same sono tube construction your thinking. 1 window and 1 door i bought.
I would say your numbers are a bit lacking in some form.

To frame my 12x16 (with 8x16 covered porch) cost me about $2400 CAD in 2010. Thats lumber only. No foundation, doors, windows, roofing etc., just the 2x4 frame and sheathing. This plus sheathing = $2400

About 45$ a sq. Ft. Single skin new windows 2 ,new door ,metal roof on skids, shed pads, gravel...nothing inside Canadian $

In Duschene county Utah, about 10 minutes outside Duschene city. It's just outside an HOA so we have good roads year around.
Ive considered a buying a shed to convert, but I really wany to build it to gain experience and than later down the line build something larger to retire on.
