Hello all,

Looking for some advise. My cottage was built on a rocky /soil /treed slope in 1946, and over the years it has moved and adjustments were made to compensate however, several large trees had to be removed (for safety) and of course once the root system rotted, movement began.

the boulders that were excavated when a new septic tank went in range in size from 2' to 6' in diameter. the slope is about 35 to 4o degrees. the lot is approx. 80'w x 160' deep down to lake level.

As this is a very old cottage that is now showing signs of structural damage due to this downhill movement, I want to rebuild however I must find a way to stabilize the slope or I'll be trowing good money after bad. Any suggestions are greatly appreciated.

I have had a 'cottage' builder look at it however he just wants to sell me a new package down at water level which is a possibility though I would lose the elevated view of the lake.

Dig deep, as deep as you can for new support footings. As deep as possible and as large as possible. Best thing would be a spread footing around the perimeter dug at least 2 feet deep to very solid native soil or rock, or deeper if the frost line is deeper. Then jack the house level and place on new supports. You need to key it into the hill to prevent or reduce movement in the future. But I sometimes think that any hillside building is doomed just because the whole hill is eventually headed one direction and not the other.
