T&G I assume.

First does the Jatoba flooring have a warranty? If so, what does the manufacturer recommend? Anything else will likely void the warranty.

Jatoba is so hard nails should be used. Staples are more likely to cause tongue splits. IMO

FWIW, nails are often called cleats when talking about flooring.

Staples will hold the flooring more tightly than nails. That is, IMO, a bad thing. Wood moves with seasonal climate moisture changes. If the wood cannot move it is more likely to have splits occur.

Some relevant info.... https://simpleflooringco.com/solid-nail-down-instrucation/. Note what they state about their Jatoba flooring.

No warranty, the flooring has been repurposed.

In my full time house I have 3/4 red oak that I used nails/cleats down to 3/4 plywood. I have seasonal changes in the floor and squeaks and creaks. I wouldnt use real wood flooring in a weekend or seasonal cabin. The temp swings and humidity changes would make for to much movement to me.

I like wood and I hate wood. Jatoba makes a very durable floor, but it is too dark for me. And it darkens with age and UV. I do like hard maple strip flooring left in its natural tone. Red or white oak is nice too.

Squeaks and creaks are mostly due to the joists and subflooring being inadequately sized, or because the subfloor sheets were not properly secured (construction adhesive and ring shank nails), IMO.

If it is in a pre-owned home we sometimes have to live with whatever the original builder did.

I do have a preference for ceramic or porcelain tile, almost everywhere. My cabin is ceramic tile (over Hardie backer board and 1" OSB). No cracked tiles, no cracked grout lines in 19 years. Any messes can be vacuumed or wet-mopped as necessary. My home is all tile and stone as well.
