Lumber at the big box stores here in NE Wisconsin are finally going down. I started tracking the prices in Feb of 2021. A 2x8x16' was $27.49 in Feb and peaked out around $35 in May/June. Just checked this morning and we're down to $17.32!!
Now if only the panel products would come down (i wasn't tracking this). A 4x8x.750" sheet of Georgia Pacific Dry Max T&G subfloor is still running at $89 a sheet. A standard version (non-dry max, just exposure 1) is at $68 a sheet.

Lumber futures $503. FYI, last bottom was $400 couple of years ago. Anything between $400 and $500 is good news compared to the high of $1700. Consumer price now dependent on trucking industry and building demand. If you need to buy lumber, Jan-Mar 2022 might be the time.
