Hi I am new to this site. I just bought property in the upper peninsula of Michigan. I am considering building a cabin next summer. Has anyone on here had a 12x24 cabin roughed in by a builder and about how much did it cost? thank you for reading

Depends on a lot...... Slab foundation or raised? Typical framing or something unique? Standard wiring and plumbing? Windows/doors? Wall and roof material?
Assuming you go fairly typical, I would think you could get it done for less than $100 sf....so about $28k

It also depends on the type of room. A living room costs a lot less per square foot than a kitchen or bathroom.
Also, is it 3 season or a year round cabin? Running to the outhouse can be alright in July but it gets old really fast in January so....indoor bathroom?
Then there's putting in a road, maybe a well, underground piping, solar shed. How are you going to heat it?

Yep, great questions.......I assume he's going to have the builder 'rough it in' and he will finish the interior..?

To get a rough idea as to how much a contractor will cost go material x2. If your material cost is $1000 expect to pay $2000 in labour.

I would carefully consider each item required, cost everything plus taxes, installation and delivery. Get estimates from seasoned builders then add everything up and check twice. Then double it.

No plumbing, heat or electricity, driveway is in already. just normal framing on post foundation, metal roof, wood siding

Metal roofing will raise the cost a lot....you ought to rough in the wiring and pipes anyway, you or someone else might change their minds later.
Anyway, no one here is gonna come any closer than a rough guess. You need to call a builder from your area.
I'll say $27,550.....

No way to build that for $7k in today's money...even if you did all the work yourself. I just did it, all by myself, on weekends, for 6 years. No way.

Had a bid last year of 140.00$ a sq. Ft. Materials and labor . For a dry cabin insulated finished inside and out in real wood . No water or power on skids .

If you are in Canada the price of anything made with components shipped into Canada has gone up. Like Windows, metal roofing, appliances ( I had to order them early, they sat in a warehouse for two months before I could have them installed. Even though they are made in Canada some components were shipped through the USA, the price went up 10%). My local building supply place told me the cost of metal roofing was going up 30% in Nov.
Because of the tariffs Trump implemented.

We bought a 12x24 "portable" cabin. Metal roof and metal siding with 3/4" treated plywood floor as delivered. The cost was about $6300 delivered and set up so something like this might be an option. With this you can then finish out the inside as you have time.

I had a 14 X 24 cabin built in NY in 2008 by my Amish neighbor to my specs. Metal roof over sheathing, Advantech flooring, 2 steel doors, and Anderson windows, board/batten siding. Very good workmanship. $6000 labor and materials including stain. Unfinished interior.

Even though that's 10 years ago, that's still a very good price....! Glad I don't have Amish competition out here......
