This is my dream-small cabin on a low budget! OK I found this sight, which is a wealth of info by the way, can anyone tell me if they have built in WNC mountains and if so what kind of codes they ran into if any. I'm hoping to avoid any permits or codes period! Also where can I find inexpensive mountain land? I just want a small place to get away off grid. East TN is a possibility as well. I'm considering 12X16 w/loft with simple layout.

NC Mts, I build in a rural mountain area and did the permit process. I can tell you those rural country folks are super to deal with. Nice, friendly and the process including planning dept and building dept stops I made to get the permit didn't take more than 20 minutes. They reviewed my plans and in a week, got the call to go ahead, permit is ready. And inspection was just as pleasant too. Nice folks. Smooth as silk. But if you can legally do it without permitting and some areas, you can, by all means. Do it. But if you ever plan to live there year round, it may require a permit. Consider that too. That way, if you decide to reside there, ie retirement etc, you aren't looking over your shoulders all the time wondering if you will get red tagged.

Look on craigslist and even ebay for land too in your area.

Welcome aboard too. Great website. I am done building mine, but always have some improvements I make to the cabin or land I share with my friends in here. Great bunch of guys. I consider all the members my friends.

for land LOOK ON ~craigslist and just burning gas an ridding the roads and looking for signs for sale by OWNER. On my Maine camp~~I went up to look at one I found on CL and did not buy it. Rode some off the path roads...saw a new little 8 1/2" x 11" FOR SALE BY OWNER sign and with a number. The owner had died and left his family a unfinished cabin which they had no use for it.I bought it for 1/3 of the asking price. They had no $$ in it themselves. And wanted cash to settle the estate ( lawyer fees etc) SO it worked great for both of us. It helped I had a bank bag with $$$ in it. Met them the next morning at a lawyers office/deposed the $$ in a escrow to pay for land and title work and closed in 10 days...they were super excited and so was I.. there are deals out they to be found.

ON the permits....I go for NO PERMIT....ask for forgiveness..;)
